We find apartments and houses in Borjomi, check the documents and run the deal through to the registry extract. The resort works almost all year round, and that changes the yield calculation compared with the coast.
What we check
The registry extract: owner, encumbrances, attachments; the land designation and any restrictions on the plot; for new builds — the permit, the status of the building, the contract with the developer; the layout and floor area against the documents; insulation, heating and the condition of the structures, with an instrument inspection where needed.
What we take into account in Borjomi
The first is double seasonality. In summer the park and the mineral waters, in winter the flow through the town towards the ski resorts. Occupancy is spread more evenly than on the coast, and that is the property’s main argument. We give a month-by-month calculation showing both seasons and the shoulder months.
The second is warmth. Winter here is real, and a property without proper insulation and heating gets low ratings in winter regardless of the renovation. A thermal camera finds cold bridges in half an hour, and that is a direct argument in negotiation. The third is the older sanatorium-type stock: worn risers, undocumented layout changes, traces of old leaks.
The deal
Negotiation, deposit, contract, the Public Service Hall, registration, keys. For buyers from outside Georgia — a power of attorney, settlement through a bank or a notary’s escrow account.
After the purchase: renovation, outfitting, management. All services: Borjomi; general terms: property search.
