We find apartments, houses and plots in Kvariati, check the documents and run the deal through to the registry extract. We assess a property with the terrain and the short but expensive season in mind.
What we check
The registry extract: owner, encumbrances, attachments; the land designation, the building zone, the boundaries and the access; the condition of the retaining structures and the drainage on the plot; for new builds — the permit, the status of the building, the contract; the engineering under peak load, with an instrument inspection where needed.
What we take into account in Kvariati
The village is squeezed between the sea and the mountain, the plots are narrow and the terrain is steep. So retaining walls here are not landscaping but structure, and their condition has to be checked before the purchase. A wall with no drainage outlets that has started to bow is the most expensive finding in the village and a substantial argument in negotiation.
The second theme is yield. The season is short, but July and August rates are above the coastal average. We give a month-by-month calculation and explain that the property earns for three or four months while the costs run all year.
The third is the engineering: in summer every air conditioner and water heater here runs at once, and a weak electrical supply only becomes apparent in season.
The deal
Negotiation, deposit, contract, the Public Service Hall, registration, keys. For buyers from outside Georgia — a power of attorney, settlement through a bank or a notary’s escrow account.
After the purchase: renovation, outfitting, management. All services: Kvariati; general terms: property search.
