We find apartments and houses in Tbilisi, check the documents and run the deal through to the registry extract. The market is large and the supply is plentiful, so our job is to filter out what fails on documents or condition before you spend time on viewings.
What we check
The registry extract: owner, encumbrances, attachments, charges; for new builds — the permit, the status of the building, the contract and the developer’s history; the layout and floor area against the documents; arrears on utilities and management company fees; the condition of the property, with an instrument inspection where needed.
What we take into account in Tbilisi
The first is developers. There are many of them, and the spread in quality and discipline on deadlines is wider than on the coast. We look at previously completed projects and the status of the specific building rather than at marketing material.
The second is the district and the letting format. A flat for relocators and business travellers taken for months, and a flat for tourists staying two nights, mean different districts, different rates and different economics. We calculate both scenarios for the specific property. The third is older stock: undocumented layout changes and worn services, which belong in the price.
The deal
Negotiation, deposit, contract, the Public Service Hall, registration, handover of keys. For buyers from outside Georgia — a power of attorney with an apostille, settlement through a bank or a notary’s escrow account.
After the purchase: renovation, outfitting, management. All services: Tbilisi; general terms: property search.
