We find houses and plots in Shuakhevi, check the documents and run the deal through to the registry extract. In a mountain municipality the main questions are not about the finishes but about the status of the land, the boundaries and the access, and that is where we start.
What we check
The registry extract: owner, encumbrances, attachments; the land designation and whether building is possible; the boundaries on the ground against the cadastre; access — road width, gradient, whether it is passable in winter; utilities and the stability of the electricity supply; the condition of the buildings, with an instrument inspection where needed.
What we take into account in Shuakhevi
The first is the slope. Houses stand on terraces, and retaining structures are found on almost every plot. Built without reinforcement and drainage, they bow over time, and that is not cosmetic but an expense that belongs in the negotiation.
The second is documents on older buildings. Houses were added to for decades, and some structures are not reflected in the registry. We compare the actual building with the extract and say what can realistically be registered. The third is winter access: a plot that is lovely in July may be cut off in February, and that is worth checking before the purchase.
The deal
Negotiation, deposit, contract, the Public Service Hall, registration, handover of keys. For buyers from outside Georgia — a power of attorney, settlement through a bank or a notary’s escrow account.
Price
A fixed fee or a percentage of the deal. Checking a property you have found yourself is a separate service.
After the purchase: construction, renovation, letting the property. All services: Shuakhevi; general terms: property search.
