We find houses, plots and apartments on Green Cape, check the documents and run the deal through to the registry extract. We work on the buyer’s side and assess a property by more than the view from the window.
What we check
The registry extract: owner, encumbrances, attachments; the land designation, the zoning and the building coefficient, the boundaries on the ground; access — road width, gradient, whether construction machinery can get through; utilities — water, electricity, drainage or a septic system; the condition of the house and the plot, with an instrument inspection where needed.
What we take into account on Green Cape
People buy the view and the quiet here, and that is exactly why it is easy to overpay. We check two things that are not obvious at first sight. The first is access: a mixer or a crane truck cannot reach some plots, and the future build — or even a furniture delivery — becomes a separate line of expense. The second is water: the botanical garden and the slope are next door, ground water is plentiful, and a plot without drainage will need retaining structures sooner than you planned.
The third is the view itself. It is easy to lose if the neighbour lower down the slope has the right to build higher. We check the building zone and the height restrictions on the adjacent plots before the deal.
The deal
Negotiation, deposit, contract, support at the Public Service Hall, registration of title. For buyers from outside Georgia — a power of attorney, settlement through a bank or a notary’s escrow account.
Price
A fixed fee or a percentage of the deal. Checking a property you have found yourself is a separate service.
After the purchase: construction, renovation, management. All services: Green Cape; general terms: property search.
