We find houses and plots in Khulo, check the documents and run the deal through to the registry extract. This is a high mountain municipality, and what decides matters here is the status of the land, the utilities and the access rather than the square metres.
What we check
The registry extract: owner, encumbrances, attachments; the land designation and whether building is possible; the boundaries on the ground, the gradient, signs of ground movement; the access and whether the road is passable in winter; electricity, water and the stability of supply; the condition of the buildings, with an instrument inspection where needed.
What we take into account in Khulo
The first is utilities. At altitude, the distance to the nearest power line or water source turns into a budget of its own, comparable with the price of the plot. We establish that before the deposit.
The second is winter. A house here has to survive snow, freezing and long power cuts. The roof, the insulation and the protection of the engineering are checked as the main parameters rather than as pleasant extras. The third is the tourist potential: the flow is growing around the cable car, but it is seasonal, and we calculate the income from actual figures rather than from expectations.
The deal
Negotiation, deposit, contract, the Public Service Hall, registration, keys. For buyers from outside Georgia — a power of attorney, settlement through a bank or a notary’s escrow account.
After the purchase: construction, renovation, letting the property. All services: Khulo; general terms: property search.
