We find apartments, houses and plots in Chakvi, check the documents and run the deal through to the registry extract. We work on the buyer’s side: we calculate the income from actual figures and say honestly what the risks of a property are.
What we check
The registry extract: owner, encumbrances, attachments, charges; for new builds — the permit, the status of the building, the contract and the history of postponed deadlines; the land designation and the building zone for plots; the layout and floor area against the documents; arrears on utilities and management company fees; the condition of the property, with an instrument inspection where needed.
What we take into account in Chakvi
The village is being built up fast, and the main risk here is the developer rather than the apartment. The spread is wide: some hand the building over on time, others postpone it year after year. We look at previously completed buildings rather than renders, and check the permit and the status of the specific project.
The second theme is competition among identical studios. One building can hold several dozen of them, and the rental rate holds up worse there than in a property with varied layouts. We calculate the expected occupancy with that correction rather than from an average village rate.
The third, for plots: the slope and clay soil. Geology and retaining structures affect the budget of a future build more than the price of the land does.
The deal
Negotiation, deposit, contract, the Public Service Hall, registration, handover of keys. For buyers from outside Georgia — a power of attorney, settlement through a bank or a notary’s escrow account.
After the purchase: renovation, outfitting, management. All services: Chakvi; general terms: property search.
