High mountain conditions change the priorities
The roof has to carry snow load, and the point where it sheds must not be the entrance or the parking — that is a design decision taken once rather than a problem managed every winter. The envelope needs real insulation, not the minimum that looks cheap in an estimate, because otherwise the house cannot be heated in winter whatever the finishes look like. These two come before anything decorative.
Freezing
Power cuts here can be long, and unprotected pipework ruptures. We insulate the vulnerable runs, place the equipment where it is not exposed and explain what to do before winter if the house stands empty. A burst system in a house nobody visits until spring is the most expensive failure available here.
What the survey usually finds
Timber floors at the end of their life, foundations without waterproofing, roofs with no ventilation gap where condensation rots the structure from inside. We show the condition with photographs before the estimate, so the scope is agreed rather than discovered.
A short working season
Wet processes run roughly from May to October. Cosmetic work three to five weeks, full renovation two to four months, planned inside that window. We say at the first call whether a requested date is realistic and what can be done in winter if it is not.
