We inspect houses and guest properties in Shuakhevi and provide technical supervision over construction and renovation. We come with a thermal camera, moisture meter, laser level and socket tester, and deliver the report with photographs within a day. An hour and a half from our base in Batumi along the serpentine; visits are planned in advance.
What we check
Foundation and walls, cracks and signs of ground movement; roof, junctions and drainage; insulation of the envelope and cold spots with a thermal camera; heating, pipe runs and protection of the pipework; electrics, board, earthing and stability of the supply; the plot — slope, drainage, retaining structures, access.
What we find in Shuakhevi
The first theme is slopes. Houses stand on terraces, and the retaining structures here are often built without reinforcement and without drainage outlets. Such a wall starts to bow, and that shows at the inspection in cracks, in the lean and in traces of water.
The second is older buildings: timber floors, a foundation without waterproofing, a roof with no ventilation gap. The third is self-sufficiency. Power cuts are not rare here, so we look at how the engineering is protected and what will happen to the house if it stands without heating. For guest properties we separately check the hot water under simultaneous draw-off.
Supervision of construction
We come at the key stages before concealed work is closed up: reinforcement, concrete, roof, engineering. A report with photographs after every visit. Because of the distance, the schedule of visits is agreed in advance.
Timing and price
A house with its plot takes half a day or more, with the report within a day. The inspection is priced by floor area, supervision by the number of visits, and the trip into the mountains is shown as a separate line.
