Logistics shape the price
The roads are narrow, so materials come in batches on a planned schedule and the crew stays on site until a stage is closed rather than commuting daily. That is the only way the price stays sane at this distance, and we say it openly instead of quoting city rates and adding transport later. The logistics appear as a separate line in the estimate so you can see what the distance actually costs.
What old buildings turn out to need
Timber floors at the end of their life, foundations without waterproofing, roofs without a ventilation gap. We survey before the estimate — a trial pit where the foundation is unclear, moisture readings, the state of the floors — and show the condition with photographs rather than describing it.
Winter autonomy
Power cuts happen and can last. In a house that stands empty we protect the pipework from freezing, design the heating so the property survives a few days without electricity, and tell you what to do before winter if nobody will be there. For a guest property we also plan where water comes from if the mains fail.
Timing and price
Cosmetic work three to five weeks, full renovation two to four months, planned for the warm season. Contract with deadlines, weekly photo report, payments against completed stages.
