We renovate apartments in Tbilisi: finishing in new developments, full renovation in older stock, preparing properties for rental. We work by project: the crew takes the property as a whole with a site manager and weekly reporting.
A different climate, different priorities
Tbilisi is dry and continental rather than coastal, which shifts the requirements. Moisture resistance matters less; what matters more is how materials behave through large temperature swings — solid wood moves more, screed dries faster than on the coast, and a south or west elevation needs protection from overheating rather than from salt. Solutions copied from a Batumi project are not automatically right here, and we adjust the specification rather than reusing it.
What we find in new developments
Deviations in wall geometry, outlet positions that do not match the drawings, and a ventilation duct that exists but has no draught — the last one produces condensation and mould in the corners within six months, and it is invisible at handover. We check all three with instruments before the estimate, and where the property has not been accepted yet we recommend an inspection before signing the act.
Older stock and documents
Undocumented layout changes from previous owners, worn risers, and wiring that was extended rather than replaced. We compare the documents with the actual flat before proposing anything, because an unregistered change surfaces at sale and at bank valuation. Where a change can be legalised we handle the approval and the registry update.
Renovation for rental
The market is competitive: hundreds of similar flats in one district, and photographs plus practical details decide the outcome. We lay hard-wearing finishes, work through storage and lighting, and run furniture and outfitting in parallel with the finishing so the property reaches the platforms without a gap.
Timing and price
New build finishing six to ten weeks, full renovation in older stock eight to fourteen. Contract remotely, weekly photo report, payments against completed stages.
