We accept apartments from developers and check resale properties before purchase in Tbilisi, and provide technical supervision over renovations carried out by others. We come with a thermal camera, moisture meter, laser level and socket tester, and deliver the report with photographs within a day.
What we check
Geometry of walls, floors and ceilings and deviations from level; windows and glazing, draughts and the working of the hardware; water and electrical outlet positions against the drawings; waterproofing of bathrooms, ventilation and draught; the board, the earthing and the available power capacity; the actual layout and floor area against the documents.
What we find in Tbilisi
The market is large, the developers vary a great deal, and the spread in quality is wider here than on the coast. In new builds two findings recur: geometry, because of which a kitchen or a wardrobe will not fit later, and ventilation with no draught, which six months on gives condensation on the reveals and mould in the corners.
On the resale market the picture is different. In older stock there are layout changes without documents, worn risers and traces of old leaks under fresh finishes. We compare the plan with the registry extract and show the moisture readings on instruments, so the conversation with the seller is about facts.
Supervision of renovation
If another crew is doing the renovation and you live in a different country, we come at the key stages before concealed work is closed up: pipe and cable runs, waterproofing, screed, conformity with the estimate. A report after every visit. Usually four to six visits per apartment.
Timing and price
An apartment takes two to three hours, the report follows within a day, and a repeat visit after the defects are corrected is part of the job. The inspection is priced by floor area, supervision by the number of visits.
