A year-round market with two models
Unlike the coast, Tbilisi has no dead season. Tourists, business travellers and people relocating keep demand steady through the year, and both nightly and long-term rental work. Which one earns more depends on the district and the flat: in the historic centre and the tourist streets nightly usually wins; in residential districts further out a reliable twelve-month tenant often does better once cleaning and vacancy are counted. We calculate both from actual figures before recommending one.
A crowded market means details decide
Hundreds of similar flats compete in every popular district, so bookings go to the ones with good photographs, fast replies, honest descriptions and the practical things guests check first: working heating in winter, air conditioning in summer, a proper kettle, fast internet. We keep the listing and the flat to that standard rather than competing on price alone.
Winter heating and summer heat
A continental climate means both ends matter. Heating is checked before November and air conditioning before June, because a cold flat in January and a hot one in July produce the same kind of review.
Fee and reporting
A percentage of revenue or of the rent, with no charge for idle periods. Monthly report with receipts and the transfer.
