What this location sells
Green space, the botanical garden, quiet and a sea view from the slope. Guests who book here are looking for exactly that, so the listing leads with it rather than competing with Batumi on beach access. In practice that means longer stays, more families and couples, and fewer one-night bookings — which suits a property where every turnover involves a drive up a narrow road.
Humidity is the operational problem
This is the dampest part of the coast, and a property standing closed between bookings or through winter develops mould and smell far faster than in the city. So airing is scheduled rather than occasional, extraction is checked at each cleaning, and in the off season the property goes onto a winterisation and airing schedule rather than simply being locked.
Access affects the schedule
Steep narrow roads mean turnover cleaning takes longer and same-day back-to-back bookings are risky. We plan the calendar with that in mind rather than accepting a booking the property cannot physically be ready for.
Fee and reporting
A percentage of revenue with no charge for idle periods, monthly report with receipts and the transfer.
