We accept apartments from developers and provide technical supervision on Green Cape. We come with a thermal camera, moisture meter, laser level and socket tester, and deliver the report with photographs within a day.
Apartment handover inspection
Geometry of walls and ceilings, windows and glazing, outlet positions, waterproofing of wet areas, ventilation and draught, actual floor area. Findings are recorded with photographs and measurements before the acceptance act is signed, while correcting them is still the developer’s obligation.
What we find here most often
Humidity is higher than in the city because of the botanical garden and the slope, so the first things we check are moisture in the structures and whether the ventilation works. The typical finding: the duct exists but there is no draught, and six months later there is mould in the corners and a smell in the wardrobes. The second is the junctions and the waterproofing where the building is cut into the slope.
Supervision of renovation work
We come at the key stages before concealed work is closed up, check the pipe and cable runs, the waterproofing, the screed and conformity with the estimate, and report after every visit. It is particularly useful when the owner is abroad and the crew is working unsupervised.

The inspection is priced by floor area, supervision by the number of visits. We give the figure by phone.
Re-inspection
Once the developer has dealt with the findings, we come again and check them off the list. This is part of the job and is needed almost every time: some items are closed only formally, and others are fixed in a way that creates a new defect. The second report records the outcome.
