We renovate houses, apartments and guest properties on Green Cape: from finishing in new developments to complete rebuilding of older houses with sea views. Twelve kilometres from our base in Batumi, and we work with the access restrictions that apply to almost every plot here.
The dampest place on the coast
The botanical garden is next door, humidity is higher than in the city and vegetation advances quickly. In houses this shows up specifically: damp on north walls, mould in closed rooms after winter, green film on the facade within a couple of seasons, and a smell in wardrobes standing against external walls. So fresh air intake and extraction with a humidity sensor are standard here rather than optional, facade coatings are specified with biocide protection, and we leave a ventilation gap behind fitted furniture.
Access decides the estimate
Roads are narrow and steep, and not every plot can take a concrete mixer or a crane truck. We check this during the site visit and build the logistics into the estimate — a concrete pump, delivery in smaller loads, or hand carrying — rather than announcing a surcharge at the screed stage. For houses this can be a noticeable share of the budget and it belongs in the figure from the start.
What older houses here need
Roof and gutters first, then the plinth and drainage, then interiors. On a slope with this much rainfall, finishing over an unresolved water problem lasts one winter. We survey and show you where the water gets in before quoting.
Timing and price
An apartment from a white frame six to eight weeks, from a black one ten to fourteen. A house takes two to four months depending on the survey. Contract remotely, weekly photo report, payments against completed stages.
