We accept apartments from developers in Batumi and provide technical supervision over renovations carried out by others. We come with instruments: thermal camera, moisture meter, laser level, spirit level, socket tester. Every finding is recorded with a photograph and a measurement, and the report is delivered within a day.
Apartment handover inspection
We check the geometry of walls, floors and ceilings, the windows and balcony glazing, the water and electrical outlet positions, waterproofing in bathrooms and on balconies, ventilation and draught, the state of the distribution board and the risers, and the actual floor area against the contract. With the report, you — or we, under a power of attorney — go to the developer: until the acceptance act is signed, correcting the defects is their obligation.
What we find in Batumi new builds
Three findings recur more than any others. Geometry: wall deviations of two to three centimetres across a room, which is why a kitchen or a wardrobe will not fit later. Ventilation: the duct exists but there is no draught, and six months on mould appears in the corners. Glazing: standard installation of panoramic systems that starts to let wind and water through in driving rain, noticeably more so on the upper floors.
We also check moisture in the structure with a thermal camera and a moisture meter: in buildings by the sea and on lower floors this is what the eye does not see but a season reveals.
Supervision of renovation work
If another crew is doing the renovation and you live in another country, we come at the key stages before concealed work is closed up: pipe and cable runs, waterproofing, screed, conformity with the estimate and the specified materials. A report after every visit. An apartment usually needs four to six visits.
Price
The inspection is priced by the apartment’s floor area, supervision by the number of visits. We give the figure by phone straight away; there are no complicated estimates here. If you decide to do the renovation with us afterwards, the report becomes the basis for the estimate.
