Property inspection and site supervision in Khelvachauri

We quote by phone: the price depends on the property, scope and timing

Leave a request

We inspect houses and flats in Khelvachauri and provide technical supervision over renovation and construction carried out by others. We come with a thermal camera, moisture meter, laser level and socket tester, and deliver the report with photographs within a day. Fifteen to twenty minutes from our base in Batumi.

What we check

Foundation, walls and floors, cracks and signs of movement; roof, gutters, plinth and apron; moisture in the structures and whether the ventilation works; engineering — distribution board, earthing, water, drainage, heating; the plot — gradient, drainage, retaining structures; the floor area and layout against the registry extract.

What we find in Khelvachauri

Private houses lived in all year produce their own set of findings. The first is water: the plots vary, some in low ground and some on slopes, and almost everywhere the drainage was done however it turned out. Damp in the plinth and a flooded apron are a constant theme.

The second is unauthorised building. Extensions, added floors and verandas built without a design and never registered. We compare the actual building with the registry extract, assess the structures and write down what can realistically be legalised and what will have to be rebuilt.

The third is older houses with timber floors: we establish their condition with a moisture meter and by examining the junctions, without opening them up where that can be avoided.

Supervision of works

If another crew is doing the construction or renovation, we come at the key stages before concealed work is closed up and report with photographs after every visit.

Timing and price

A house with its plot takes half a day, an apartment two to three hours. The report follows within a day. The inspection is priced by floor area, supervision by the number of visits.

Before buying a plot

We will go and look at what determines the budget of the future build: the gradient, the ground, where the water goes, whether machinery can get in and where the nearest utilities are. Sometimes a plot does not suit the house you have in mind, and it is better to know that before the deal.

Frequent questions

Can you check a plot before I buy it?

Yes: gradient, ground, where the water goes, access for machinery and the distance to utilities. Sometimes the plot does not suit the house you have in mind.

What is found most often here?

Water on the plot with improvised drainage, unregistered extensions, and old timber floors in poor condition.

What happens with an unregistered extension?

We compare the actual building with the registry extract and write down what can be legalised and what will have to be rebuilt.

Do you open up timber floors to check them?

Not where it can be avoided. We use a moisture meter and examine the junctions.

How long does the inspection take?

Half a day for a house with its plot, two to three hours for an apartment. The report follows within a day.
