What we check at handover
Geometry of walls and ceilings and deviations from level; roof and snow shedding details, junctions, the state of the gutters; insulation of the envelope and cold bridges with a thermal camera; heating, pipe runs and protection of the pipework against freezing; waterproofing of bathrooms, ventilation and draught; the actual floor area against the contract.
What we find in Bakuriani
The resort is being built fast, and the main findings here are mountain ones rather than coastal. The first is insulation: a thermal camera shows cold bridges along floors and in corners, because of which an apartment is cold in winter even with the heating running, and condensation appears on the reveals.
The second is the roof and the snow: the pitch and the shedding arrangement are not thought through everywhere, and the mass comes down onto the entrance or the parking. The third is engineering in the cold. Pipes and equipment installed without protection freeze during the first long power cut. It is cheap to check at handover and expensive to put right in winter, when the service companies are overloaded.
When to inspect
An inspection under snow is less informative: the roof and the gutters can only be seen properly in the warm season. If the property is accepted in winter, we check everything that is accessible and schedule a repeat visit for the roof and facade in spring, noting it in the report.
Supervision of renovation
We come at the key stages before concealed work is closed up and check the pipe and cable runs, the waterproofing, the screed and conformity with the estimate. A report after every visit.
