Apartment handover inspection
We check the geometry of walls and ceilings, the windows and balcony glazing, the water and electrical outlet positions, the waterproofing, ventilation and draught, and the actual floor area against the contract. Every finding goes into the report with a photograph and a measurement, and with that report you — or we, under a power of attorney — go to the developer.
What we find here most often
The complexes stand on the slope and close to the sea, which produces two recurring findings. The first is moisture in the walls of lower floors and where the building meets the hillside, visible only with a moisture meter and a thermal camera. The second is draughts and leaks through the balcony glazing, because the wind here is stronger than in the city and the installation is often standard.
We also look at noise separately: if the windows face the railway, we record it before the act is signed, so that a conversation about compensation or extra work has something concrete behind it.
Supervision of renovation work
If another crew is doing the work, we come at the key stages before concealed work is closed up: pipe and cable runs, waterproofing, screed, conformity with the estimate. A report after every visit. An apartment usually needs four to six visits.

What to bring to the inspection
The contract with the developer and the annexes with the layout, so the area and the outlet positions can be compared. We bring the rest: instruments, checklist and defect form. Do not sign the act before the inspection, even if you are asked to do it “as a formality”: once signed, every defect found becomes yours.
