We accept flats and houses and provide technical supervision in Gonio. We come with a thermal camera, moisture meter, laser level and socket tester, and deliver the report with photographs within a day.
Property handover inspection
Geometry, windows, water and electrical outlets, waterproofing, ventilation, actual floor area. For houses we additionally check the roof, the gutters, the plinth, the terrace and the plot.
What we find here most often
Gonio is mostly private houses, many of them built quickly and without a design. So the typical findings differ from those in new builds: no foundation waterproofing, self-built electrics without earthing or residual current devices, a roof with no ventilation gap that collects condensation, and extensions built without calculations and never entered in the documents. The last one matters most at purchase: a discrepancy between the actual floor area and the documents surfaces during the transaction. We record it in the report so the question is settled before the money changes hands rather than after.

Visits at the key stages, checks of concealed work and conformity with the estimate, and a report after every visit.
Price
The inspection is priced by floor area, supervision by the number of visits. We give the figure by phone.
What to do with the findings
We divide the report into three parts: what is critical and has to be resolved before the purchase or before the renovation, what can be done within a year, and what simply needs to be kept in mind. That way the owner sees not a list of thirty items but a clear order of action with approximate volumes of work.
