Most properties here have several rooms
With the concert venue and the amusement park nearby, multi-room rentals are the norm, and that changes how we price and build. Identical modules across rooms, one type of hardware, a shared stock of spare parts: it lowers the price against ordering room by room and, more importantly, it means a damaged front or a failed hinge is replaced within a day from stock rather than the room going dark on an event weekend, when it earns the most.
Built for guests who arrive late
Durable surfaces, protected edges, simple shapes without fragile decoration, removable covers on upholstery and bed bases built to take being sat on at the corner. Nothing glued where it can be screwed, so a maintenance person can tighten it rather than order a replacement.
Humidity under the pines
Humidity stays high all year here, so moisture-resistant boards, sealed cuts and a ventilation gap behind units against external walls are standard rather than optional.
Installed outside the season
We schedule production and assembly for autumn and winter so nothing is being fitted while guests are in the building. Installation is staged room by room where the property is already working.

Production three to four weeks, installation one or two days per unit. Two-year warranty with spare parts kept in stock.
