We look after apartments and houses in Kobuleti while the owner is away: scheduled inspections, engineering, payment of utilities, winterisation for the cold months and preparation for your arrival. Thirty kilometres from Batumi, with our own person working in the village.
What is included
Servicing of the engineering and checks for leaks; a plumber and electrician on call; air conditioner servicing; winterisation and reopening; an emergency call-out.
What we take into account in Kobuleti
The village empties almost completely in winter, and properties stand closed for six months. For the structures that is the worst regime: humidity is high, the air does not move, the heating is off. So the upkeep schedule here is built around winter: airing, checks for leaks and damp, and monitoring the state of the risers.
The second theme is the older stock. Worn cast iron risers and flexible hoses that are many years old are the most common cause of flooding in empty flats. We check them at every visit and warn the owner before anything starts to leak.
How it works
A property record, visits on schedule, utilities from your deposit or against your bills, a photo report after every visit. By the time you arrive the flat is aired, switched on and cleaned.
Price
A retainer based on the property and the frequency of visits; we give a range by phone.
All services: Kobuleti. If the property could earn in winter, see apartment management. General terms: property upkeep.
