What we take into account in Bakuriani
The season here is the winter one, and the main upkeep tasks fall in the cold months. The first is snow: the load on the roof, shedding onto the entrance and the parking, the state of the gutters. The second is freezing: during a power cut unprotected pipework bursts, and in empty apartments that is the most common winter incident.
The third is preparing for the season. By December the property has to be completely ready: the heating checked, the hot water working, the drying area in order. We do that in November rather than in the first week of bookings.

A property record, visits on schedule, utilities from your deposit, a photo report after every visit. By the season or by your arrival the property is warmed, checked and cleaned.

A retainer based on the property and the frequency of visits; in winter the schedule is usually denser. We give a range by phone.
