We manage houses and apartments in Akhalsheni: listings and pricing, guests, cleaning, maintenance, tenant search where long-term suits better, and a monthly report with the income transferred to any country. Ten minutes from our base in Batumi.
Two markets in one village
A house with a terrace and a city view rents by the night at a good rate in season. A flat without the view, further from the road, usually earns more with a long-term tenant paying twelve months. Both work here, and the honest answer depends on your specific property rather than on a general rule. We calculate both before recommending one.
The view has to be in the photographs
For nightly rental the panorama over Batumi and the sea is the entire selling point, and a badly shot terrace loses bookings that the property would otherwise get. We shoot it properly, at the right time of day, and keep the terrace furniture presentable rather than stacked in a corner.
Access and turnovers
Steep roads mean cleaning between guests takes longer than in the city. We plan the calendar around that rather than accepting a booking with a gap the property cannot be ready in.
Fee and reporting
A percentage of revenue or of the rent, with no charge for idle periods. Monthly report with receipts and the transfer.
All services: Akhalsheni.
