Honestly: there is almost no nightly market
Ozurgeti is a working town rather than a resort. Nightly rental here fills a few nights a month at best, and for practically every property a long-term tenancy earns more across twelve months with a fraction of the work. We say that before you spend money on furnishing a flat for guests who are not coming.
Setting the rent correctly
From completed deals in the same district rather than from asking prices in listings. An overpriced flat stands empty for two months and then rents at the market rate anyway, which costs more than starting at the right number. We give the range before you decide.
What protects the owner
Tenant vetting before signing, a contract with an inventory and photographs of the condition at handover, a deposit, and quarterly inspections with a photo report. Rent and utility payments are monitored monthly, so arrears surface in the first month rather than the sixth.
Fee
A percentage of the rent, or a fixed fee for a one-off tenant search if you want to run it yourself afterwards. No charge for vacant periods.
