An airport market
A large share of guests here are passing through the airport: one or two nights, late arrivals, early departures. That produces steady demand across the whole year rather than a summer peak, but it also means frequent turnovers and guests arriving at hours when nobody wants to hand over a key. Keyless entry is close to essential here, and the listing has to make the route from the airport clear.
Turnover speed is the business
With one-night stays, the gap between check-out and the next check-in is often short, and a property that cannot turn over quickly loses bookings it would otherwise take. Linen comes clean from our laundry, consumables are stocked on site, and each flat has its own checklist so the cleaning is predictable rather than improvised.
Wear without a pause
There is no winter break for repairs, so wear accumulates continuously. Hard-wearing finishes, one type of hardware kept in stock and a technician on call keep small failures from turning into lost nights.
Fee and reporting
A percentage of revenue with no charge for idle periods, monthly report with receipts and the transfer.
