We manage houses and apartments in Khelvachauri: rate assessment, tenant search and vetting, contract and deposit, payment control, quarterly inspections and a monthly report with the income transferred to any country.
Honestly: this is not a nightly market
Khelvachauri is where people live year-round, not where tourists book. Nightly rental works here only for a few properties close to Batumi, and for most owners a long-term tenancy earns more over twelve months than a short-stay calendar with an eight-month gap. We calculate both from the actual figures before you choose, and we say which one wins rather than selling the service with the higher fee.
What protects the owner
Tenant vetting before signing: documents, purpose of the rental, solvency, and who will actually live in the property. A contract with an inventory and photographs of the condition at handover, a deposit, and quarterly inspections with a photo report. Disputes about condition are then settled by comparing photographs rather than memory.
Payment control matters more than it sounds
Rent and utilities are monitored monthly, so arrears are noticed in the first month rather than the sixth. At one month a conversation usually resolves it; at six it is a legal problem and the deposit no longer covers it.
Fee
A percentage of the rent, or a fixed fee for a one-off tenant search if you prefer to manage it yourself afterwards. No charge for vacant periods.
All services: Khelvachauri.
