What sells here
Quiet low-rise development close to the water, which attracts families and couples rather than a crowd. That means longer stays and less wear, but also a shorter season: the village is very quiet outside July and August, and the shoulder months need deliberate pricing and marketing rather than hope. We move the rate by week and plan May, June and September as their own task.
Eight months closed is the real work
Outside the season almost everything here stands empty in humidity that never drops. A property simply locked up develops mould behind furniture and a smell in the soft furnishings by spring, and the cost of fixing that exceeds a winter of upkeep. So the property goes onto a winterisation and airing schedule: drained lines, protected equipment, ventilation checks and scheduled visits.
Salt and equipment
Outdoor air conditioner units, window hardware and terrace metal age faster this close to the water, so they are checked on a schedule rather than when a guest complains in August.
Fee and reporting
A percentage of revenue with no charge for idle periods, monthly report with receipts.
