A short season with long bookings
The village fills with families for a few weeks in high summer and is quiet the rest of the year. Bookings are long, which reduces turnovers and wear, but it also means the whole year’s income comes from a narrow window and there is no second chance if the property is not ready in time. We prepare, photograph and open the calendar well before the season rather than in June.
Eight months closed under pines
Humidity here never really drops, and a locked property develops mould behind furniture and a smell in mattresses by spring. Ventilation is not optional: out of season the property goes onto a winterisation and airing schedule with visits, checks on the roof and drainage after storms, and clearing of gutters that pine needles block every autumn.
What families look for in the listing
Beds, a second bathroom, a real kitchen, shade in the yard and the distance to the water with a pram. We write the description around those rather than around the finish.
Fee and reporting
A percentage of revenue with no charge for idle periods, monthly report with receipts and the transfer.
