Honestly about the numbers
Occupancy here is lower than in Adjara and the season is shorter, concentrated in July and August. A flat that would fill for four months in Kobuleti may fill for two here. We give you the realistic figures from comparable properties before you sign, including the months when the flat will not earn, rather than quoting peak rates as if they applied all summer.
Making the season count
With a short window, the peak weeks carry the year. We open the calendar early, price by week rather than holding one rate, and push the shoulder weeks deliberately. Every week lost to an unready flat or a broken water heater is a larger share of the year here than on the Adjara coast.
Closing for the rest of the year
The open coast brings wind, salt and sand, and most properties stand empty for many months. Winterisation with scheduled visits protects the flat, and a sand-and-salt clean before reopening keeps the first guests from arriving to a dull, gritty apartment.
Fee and reporting
A percentage of revenue with no charge for idle periods, monthly report with receipts. We will tell you if the figures do not justify management at all.
