We quote by phone: the price depends on the property, scope and timing

We build chalets, private houses and apart-properties in Bakuriani: design, permit, foundation, structure, engineering and finishing.

The schedule runs from December

The season is winter and the New Year dates sell in autumn, so the timetable runs backwards from December and includes outfitting and photography, not just the build. We plan a year ahead and say at the outset whether the dates are realistic — a chalet finished in February has missed the part of the season that pays for the rest of the year.

Snow is a design subject

The roof carries the load, but where the snow lands matters just as much: the entrance, the parking and the access have to work all winter, and the paving has to survive a shovel and de-icing salt. We plan the shedding and the snow storage at design stage rather than leaving the owner to manage it every January.

Built for guests who arrive wet

For a rental property we design the drying zone, the ski and board storage and the entrance layout into the plan rather than leaving them to the furniture stage. A finished studio has nowhere left to put them, and their absence appears in the reviews of the first season.

Structure and timber frame

A timber frame house closes in one warm season and suits the plots here, provided the timber is kiln-dried and the build-up includes a vapour barrier and ventilation gap.

Documents, timing and warranty

Design, permit, commissioning and the registry entry are on us. Design and permit one to three months, then seven to nine months of works. Five-year warranty on the structure.

Frequent questions

When should the build start to be ready for the season?

A year before the season you want. The property has to be complete by December, along with the outfitting and photographs.

Where does the snow go?

Planned at design stage: away from the entrance and parking, with paving that survives a shovel and salt.

Will a timber frame work here?

Yes, with kiln-dried timber and a correct build-up including vapour barrier and ventilation gap. It closes in one warm season.

Why plan the drying zone at design stage?

Because a finished studio has nowhere left to put it, and its absence shows up in the first season's reviews.

What happens if we finish in February?

The property has missed the New Year period, which is the part of the season that pays for the rest of the year.
