Most work here is for the season
The housing stock is mostly private houses that owners rent out nightly. So the typical job is not a full renovation but bringing a property up to the state where it gets booked: bathrooms, kitchen, lighting, furniture and textiles, finished by a date. We do these as a package with one deadline, because the client needs a working property on a specific day rather than a set of separate trades finishing whenever they finish.
Built quickly, without allowing for humidity
Many houses here went up fast: no plinth waterproofing, no ventilation gap in the roof, windows without proper junctions. That is where damp in lower rooms, mould after winter and draughty bedrooms come from. We start with the cause — drainage, waterproofing, extraction — rather than painting over it, and we show the moisture readings before the estimate so the scope is not a surprise.
What guests notice
Hot water for everyone at once, working air conditioning in each bedroom, and a bathroom that dries. These are engineering decisions taken during the renovation, and they appear in reviews far more often than the choice of tiles. We size the water heater and the electrical load for a full house rather than a family of three.
Timing and price
Preparing a house for the season two to four weeks, full renovation one and a half to three months, an apartment from a frame six to fourteen weeks. Season work is planned for winter and spring.
