We build private houses, guest properties and small apart-buildings in Grigoleti: design, permit, foundation, structure, engineering and finishing. An hour and a half from our base in Batumi, working in shifts.
The survey decides the foundation
Sandy ground with a high water table means geology comes before the sketch, and a basement is almost never worth it. Drainage around the house and plinth waterproofing are part of the build rather than an addition after the first wet autumn — retrofitting them means excavating around a finished building, which costs several times more than doing it in sequence.
The pine forest changes the roof
Humidity stays high all year, so the roof needs a genuine ventilation gap and the facade materials have to tolerate constant damp and biological growth. A sealed roof build-up here collects condensation regardless of how well it was executed, and the first sign looks exactly like a leak. Gutters are oversized because needles fill them every autumn.
Seasonal use is a design condition
The season is short and properties stand closed for much of the year, so we design for that: ventilation that works unattended, finishes that tolerate a damp winter indoors, and a layout for week-long family stays rather than short city breaks.
Documents, timing and warranty
Design, permit, commissioning and the registry entry are on us. Design and permit one to three months, then seven to nine months of works. A seasonal property should be finished in April. Five-year warranty on the structure.
