We build private houses and carry out reconstruction in Kutaisi: design, permit, foundation, structure, engineering and finishing, plus extensions, added floors and small commercial buildings.
Working with what already exists
The main demand here is not new build on empty land but reconstruction: an old house rebuilt, a floor added, a building converted into apartments near the centre. So a project almost always starts with a survey — a trial pit at the foundation, the condition of walls and floors, moisture, cracks — and we prepare two estimates so you can compare reconstruction against demolition and a new build. Sometimes demolition is cheaper and gives a better result, and we say so with figures.
Documents are the recurring obstacle
Older properties often carry unregistered extensions and a floor area that does not match the registry. That surfaces at sale and at bank valuation, and adding a new extension on top of an unregistered one compounds the problem. We compare the documents with the actual building at the survey stage and say what can be legalised.
Conversions near the centre
Turning a house or a floor into apartments changes the engineering: separate metering, sound between units, hot water for simultaneous use and, where the format allows, separate entrances. These are designed rather than improvised, because retrofitting them into a finished conversion rarely works.
Documents, timing and warranty
Design, permit, commissioning and the registry update are on us. A house seven to nine months, reconstruction from three depending on condition. Five-year warranty on the structure.
