We build private houses, guest properties and small apart-buildings in Batumi: design, permit, foundation, structure, engineering and finishing. Our base is in the city, so machinery and materials arrive without a distance surcharge and the site manager is on site daily.
Two kinds of plot, two kinds of budget
There is almost no free land left inside the city, so plots come either close to the sea with a high water table or on the slopes towards Akhalsheni and Khelvachauri. By the water that means geology, a slab or piles, plinth waterproofing and drainage around the house, and usually no basement. On a slope it means a retaining wall with reinforcement and drainage outlets, built before the excavation. Either way the ground decides the budget before the architecture does, and we check it before the sketch rather than after the pit is dug.
Building in a dense city
Access for machinery, space for storing materials and agreement with neighbours are settled in advance. On a tight urban plot a blocked driveway stops the work for a week, and the schedule for noisy operations has to fit the building’s routine. We plan all of it before the first lorry rather than negotiating it on the day.
Documents
Architectural design, permit from Batumi city hall, commissioning and the registry entry are on us. We do not build without a permit: legalising a finished house costs more, takes longer and sometimes cannot be done at all. Where you have not bought the plot yet, we check the zone and the building coefficient before the deposit.
Timing, price and warranty
Design and permit one to three months, foundation three to six weeks, structure with roof three to four months, engineering and finishing another three to five. Payments against completed stages, weekly photo report, five-year warranty on the structure.
All services: Batumi.
