Sandy ground under the pines
Plots sit by the forest on sandy ground with a high water table, so drainage around the house and plinth waterproofing are designed in from the start. The roof needs a genuine ventilation gap: under the pines humidity stays high all year and a sealed roof build-up collects condensation that rots the structure from inside. In autumn needles fill the gutters and valleys, so we detail them to shed rather than trap and we oversize the drainage.
Built for events as well as the beach
There is a concert venue and an amusement park nearby, and on event days everything is booked at a premium. Multi-room properties are therefore worth building here, and that changes the design: sound insulation between units, hot water for simultaneous draw-off, separate entrances, and storage for linen and supplies. We calculate the number of rentable rooms from the economics before the architecture is fixed.
Sound is a structural decision
Guests return late from concerts, and a thin partition costs the property its ratings for a whole season. Decoupled partitions and floor build-ups are planned at design stage, because retrofitting them costs room width and rarely happens.
Documents, timing and warranty
Design, permit, commissioning and the registry entry are on us. Design and permit one to three months, then seven to nine months of works. Five-year warranty on the structure.
