The retaining wall is part of the structure
The village is squeezed between the sea and the mountain, so plots are narrow and the terrain is steep. A retaining wall here holds the ground under the house: it is calculated with reinforcement and drainage outlets and built before the excavation, because afterwards machinery can no longer reach the slope. It is priced as structural work and it belongs in the budget from the first conversation, not as a landscaping line at the end.
Access decides the method
Not every plot takes a concrete mixer. We decide the concreting method at the site visit — pump, smaller deliveries, or on-site mixing — and put the logistics into the estimate rather than raising it mid-project.
Engineering for a short, intense season
In July the whole property runs at once. Hot water is sized for simultaneous draw-off and the electrical supply is calculated for peak with separate lines for high-power appliances. A system designed for average use fails in the first full week, which is exactly when it costs the most.
Documents, timing and warranty
Design, permit, commissioning and the registry entry are on us, including checking the zone and coefficient before purchase. Seven to nine months of works after the permit, payments against completed stages, five-year warranty on the structure.
