The slope sets the sequence
Every plot here is on a gradient above the city. Retaining wall and drainage first, excavation and foundation after. Once the house stands, machinery cannot reach the slope, and the ground load has to have been taken off before digging. Reversing the order is the most expensive mistake available on this terrain and we see its results regularly — walls built after the fact, by hand, at several times the cost.
Protecting the view at design stage
The view is why people build here, so we check the zone and height limits on the plots below before the house is oriented around a panorama a neighbour can legally build out. That check costs nothing at the start and cannot be undone afterwards. We also set the terrace and the main rooms to the view that will still be there in ten years rather than the one visible today.
Water from above
Runoff from the plots higher up crosses the site, and without an organised route it ends up against your plinth. Channels, drainage and the discharge point are designed with the retaining works rather than added when the landscaping is done.
Documents, timing and warranty
Design, permit, commissioning and the registry entry are on us, including checking the zone and coefficient before you buy. Design and permit one to three months, then seven to nine months of works. Five-year warranty on the structure.
