Geology is the project, not a formality
The city stands on water: weak soils and a high water table. The survey determines whether piles are needed or a slab will do, how deep, and how the drainage is arranged — and skipping it is exactly what produces the settlement cracks visible across the city. Where the ground turns out to require piles we say so with the figures rather than proposing a cheaper foundation that will move.
Basements and plinths
A basement is out of the question in most cases. The plinth waterproofing is designed as a system — membrane, protection layer, drainage, discharge — rather than a coat of bitumen applied on site, because it cannot be corrected once the building is up.
Commercial buildings
We check available electrical capacity before the design: equipment often needs more than the network at that address can supply, and finding that out after the lease or the purchase is a costly discovery. Floor slabs are calculated for the actual equipment rather than a general figure, and drainage for a workshop or kitchen is designed rather than added.
Documents, timing and warranty
Design, permit, commissioning and the registry entry are on us. Design and permit one to three months, then seven to nine months of works. Five-year warranty on the structure.
