We build private houses, guest properties and small apart-buildings in Ureki: design, permit, foundation, structure, engineering and finishing. An hour and a half from our base in Batumi, working in shifts with materials delivered in batches.
Sandy ground, high water
Two conclusions follow. The foundation is chosen from the survey rather than by analogy with a neighbour’s house — sand behaves differently from clay and the water table varies across short distances. And a basement is almost always a bad idea: waterproofing it properly costs more than the same area above ground, and done cheaply it is wet within two years.
Designed for the family market
Properties here are rented by the week, often to two families at once. So the layout is planned for that: the number of beds, a second bathroom, a kitchen that can cook for six, storage for prams and beach gear, and shade in the yard. We work the room count through against the economics before the architecture is fixed, using figures from properties we manage nearby.
Hot water and sand
Hot water is sized for everyone showering after the beach within the same hour rather than for an average family. And the entrance zone is designed as a filter — somewhere to leave shoes and rinse feet — because the magnetic sand otherwise travels through the whole house.
Documents, timing and warranty
Design, permit, commissioning and the registry entry are on us. Design and permit one to three months, then seven to nine months of works. A seasonal property should be finished in April. Five-year warranty on the structure.
