We renovate apartments, apart-hotel units and houses in Anaklia: finishing from a frame in new developments, full renovation, preparing properties for the season. We work in shifts with materials delivered in batches, so distance does not stretch the schedule.
Open coast, sand and a high water table
Two consequences follow. On ground floors and in plinths we measure moisture in the structure with an instrument before any finishing, because fresh plaster on a wet wall comes away within a season and the work is repeated at your cost. And glazing, terraces and external elements are calculated with a margin: the coast here is open, the wind comes straight off the water, and the first strong squall finds every weak junction.
Sand is a material decision
Floor finishes are chosen for abrasion resistance — porcelain rather than laminate — and the entrance zone is planned as a filter rather than a doormat. In a rental property this decides whether the floors look worn after one season or five.
Honestly about the economics
Occupancy here is lower than in Adjara and the season is shorter. If the renovation is meant to earn income now, we suggest a practical specification without paying for decorative solutions, and we recommend comparing the numbers against Kobuleti or Batumi before the works start rather than after. Where the property is for your own use that calculation does not apply and we say so.
Timing and price
Frame six to fourteen weeks, season preparation two to four, full renovation one and a half to three months. Contract remotely, weekly photo report, payments against completed stages.
