The city splits in two, and so does the work
The coastal strip along the New and Old Boulevard is high-rise with panoramic glazing. Here wind load on structures, salt on hardware and ventilation in constant humidity decide the specification, and a flat on the fifteenth floor facing the sea is a different job from the same layout in a courtyard. Inland, towards Kakhaberi, Angisa and Boni, there is more older housing, lower prices and a different set of problems.
What we find in older flats
Aluminium wiring on twists and cast iron risers that will not carry a water heater, an air conditioner and a hob. Screed with voids. Traces of old leaks that never fully dried. We open these up and show you the condition before the estimate, so the choice between replacing the engineering and limiting the work to finishes is made with the facts in view.
The Old Town is its own case
The best location in the city, but old buildings, floors that are sometimes timber, neighbours on every side and any layout change requiring a structural check and approval. Work here is slower and noisier restrictions apply, and we say what is realistic before the contract rather than after.
Timing and price
Six to eight weeks from a white frame, ten to fourteen from a black one, two to four for cosmetic work. Contract signed remotely, photo and video every week, payments against completed stages. We quote a range by phone and give an itemised estimate after a free site visit.
