Low-rise, very close to the water
Development here stands near the sea, so salt and humidity work at full strength. The practical consequences are simple and they are not optional: hardware with anti-corrosion coating, extraction with a humidity sensor in wet rooms, fresh air intake in living rooms, moisture-resistant materials in furniture, and waterproofing in every wet zone. Solutions brought from a dry climate give you swollen furniture fronts and seized window frames within a couple of seasons.
Six months closed is the real design condition
The village is almost empty in winter, and a property standing shut for half a year in seventy percent humidity is a different problem from one that is lived in. Without designed ventilation the owner returns in spring to mould in the wardrobes and a smell in the soft furnishings. We plan the airflow during the renovation — intake, extraction, gaps behind furniture — because adding it afterwards means opening finishes, and no amount of cleaning solves what stagnant air creates.
Works in winter suit everyone
Crews are freer, deliveries are faster and the property is ready before the season rather than during it. For a rental property this is the difference between opening in May with photographs done and opening in July with the first guests already booked.
