We renovate houses, guest properties and apartments in Ureki: preparation for the family season, full renovation, finishing. An hour and a half from our base in Batumi, working in shifts with materials delivered in batches.
A family resort, and that changes the layout
Bookings here are long: guests come for a week or more, often with children and often two families together. What matters is the number of beds, a second bathroom, a proper kitchen that can cook for six, storage for prams and beach gear, and shade in the yard. Designer details are not what gets booked. We plan the renovation around that scenario when the property is rented out, and we say honestly when a beautiful layout will earn less than a practical one.
Magnetic sand is a material decision
The black sand gets into the house constantly and works as an abrasive. Floor finishes are chosen for that: porcelain rather than laminate, moisture-resistant skirting, and an entrance zone planned as a filter with somewhere to leave shoes and rinse feet. A laminate floor in a rental house here looks worn by the end of the second season.
Engineering for a full house
Hot water for six or eight people showering after the beach within the same hour, not for a family of three. Electrical load for every air conditioner running at once. These are sized during the renovation, and they are the things that fail in the first full week of July if they were not.
Timing and price
Season preparation two to four weeks, full renovation one and a half to three months. Work is planned for winter and spring: in summer the village is full and both crews and deliveries are overloaded.
