Everything here starts with water
The village sits on a slope above the city, which gives both the view and the problems. Water from the plots above runs downhill, and without organised drainage it ends up against someone’s plinth or washing out the access road. So renovating a house here almost always begins with the plot: channels, drainage, the apron, and where needed a retaining wall. Only then does it make sense to spend on finishes — otherwise the lower floor is damp again by the second winter and the work is repeated.
Terraces leak into the room below
Most houses here have a terrace facing the city and the sea, and it is the single most common source of water indoors. The waterproofing, the falls and the drainage outlet are rebuilt as a system rather than patched, and the junction to the wall is reinforced. Repainting the ceiling underneath is the standard local non-solution, and we say so plainly when that is what is being asked for.
The view is the asset
Panoramic glazing on a terrace facing the city needs calculation for wind and hardware that tolerates salt, and it is worth doing once properly rather than replacing a catalogue system in three years. Where the budget is tight we say which parts can wait and which cannot.
