The calendar sets the deadline
The village does not live on the beach alone: there is an amusement park and a large concert venue nearby, and on event days everything is occupied at a premium. For an owner that means the property has to be ready for specific dates in the programme rather than for an abstract season, and we build the schedule backwards from them and fix it in the contract with penalties. Missing a concert weekend costs more than the works that were rushed to meet it.
The pine forest and water
Humidity stays high all year under the pines, and in autumn needles block the gutters and the roof valleys. So the works include ventilation with a humidity sensor, and on the roof we check and clear the drainage and detail the valleys so they do not trap needles. That is cheaper than drying the house out later, and it is the failure we see most often in properties built quickly here.
Sound between rooms
For a property with several rentable rooms this is a separate job rather than a detail. Guests return late from concerts, and a thin partition costs the property its ratings for the whole season. Sound insulation is decided at the layout stage, because doing it afterwards costs room width and rarely gets done at all.

Season preparation two to four weeks, full renovation one and a half to three months. Planned for winter and spring, contract remotely, weekly photo report, payments against completed stages.
