The city stands on water
Weak ground and a high water table produce uneven settlement, so cracks in walls and opened joints are common here. The first job is to tell a shrinkage crack from a structural one: width, direction, whether it passes through the opening corners and whether it is still moving. We measure and record rather than reassuring on the spot, because the answer changes the entire scope — one is a finishing question and the other is structural.
Damp in plinths and ground floors
The second constant. Finishing over a wet wall lasts one season. We measure moisture in the structure with instruments, find where it comes from — ground water, a failed plinth, a blocked drain — and deal with it before any decoration. The readings go into the report before the estimate so the scope is agreed, not discovered.
Commercial spaces
We check available electrical capacity and ventilation before the estimate. Equipment often needs more than the premises can supply, and that is usually found out after the lease is signed rather than before. Where the shortfall is fundamental we say so plainly rather than starting a fit-out that cannot be finished as planned.

Cosmetic work two to four weeks, full renovation eight to twelve, commercial fit-out to the opening date with penalties in the contract. Weekly photo report, payments against completed stages.
