People live here, and that changes the brief
Properties are homes rather than nightly rentals, so the requests are different. What matters is not how the flat photographs but what it costs to run: wiring that will carry a water heater and an air conditioner, risers that do not leak, walls that stay dry, windows that do not bleed heat in January. We start from that and treat the finishes as the last layer rather than the point.
What we find in Soviet-era buildings
Aluminium wiring on twists, cast iron risers at the end of their life, screed with voids and vent ducts blocked by someone else’s alteration. We open these up before the estimate and show the condition, because finishing over them means redoing the flat within a few years. Where only part of the system needs replacing we say so rather than quoting for everything.
Private houses
The recurring issues are damp plinths, roofs at the end of their life and heating that costs more than it should. We survey first, and where the finishes are hiding a structural problem we say so plainly rather than covering it again.
Timing and price
Cosmetic work two to four weeks, full renovation with engineering eight to twelve, a house two to four months. Itemised estimate fixed in the contract, weekly photo report, payments against completed stages. Transport is shown as a separate line rather than folded into the rates.
